The project area is located in Tbilisi, at the intersection of Ilia Chavchavadze Avenue and Varaziskhevi. The goal of the project was to create a sketch project of an administrative-educational building in the northern part of the University Buildings I and II.

A number of characteristics of the project area, such as the relief characteristic of the area, the dominant appearance and significance of the University Buildings, the existing development and urban fabric, became the most important axis for the development of the developed sketch project. We believe that within the framework of the project data, the project to be developed should maximally devote space to the buildings of the University Buildings I and II and, in turn, should carry the characteristics of a modern architectural language.

The leading factor in the formation of the visual and aesthetic aspects of the project was the specific solution of the competition planning task. First of all, it is worth noting the zoning of the building and its layout on the project territory, which is noticeable at first glance even on the general plan. The building is visually and partially divided into four parts with different shapes and areas, which are fully utilized by the functional headings provided for in the technical specifications.

The aesthetically refined visual of the project achieved by the aforementioned functional zoning is important. By dividing the building functionally and visually, we obtained a much more airy, dynamic space than would have been possible by presenting the building as a single, whole mass. Along with functional zoning, it is necessary to emphasize the horizontally developed planning of the building, which allowed us to prevent the building's mass from increasing vertically.

When talking about the visual aesthetics of the building, it is necessary to mention the so-called fifth facade, which is actually the most perceptible and aesthetically most important of the building's facades.

Because the building is so integrated into the existing terrain and is almost hidden in the lush green terrain to the north of the project area behind the university buildings, we used a different color - terracotta-colored cladding - to accentuate the building, which, together with the abundant greenery used in the building, creates a sharply different image from the cultural heritage monuments in the project area, but at the same time does not avoid them.
